How to choose a party wall surveyor

You need a party wall surveyor when your work touches a shared wall, or when you excavate close to a neighbour's foundations, and the neighbour does not consent to your notice.

  1. Check membership of the RICS, FPWS or Pyramus and Thisbe Club.
  2. Ask whether they will act as agreed surveyor, which is cheaper for everyone.
  3. Confirm the fee basis: fixed, or hourly with a cap.
  4. Ask how long an award normally takes once notices are served.
  5. Serve notices early: two months' notice is required for party structure work.

What party wall surveyors typically work on

  • Serving party structure and excavation notices
  • Schedules of condition before work starts
  • Agreeing party wall awards
  • Acting as agreed surveyor for both parties
  • Resolving damage claims after work
