Flooring, painting and other one-room jobs: how to brief them well

One-room jobs are the easiest work to book and the easiest to get wrong, because the brief is usually too short in the places that matter.

Measure properly, once

Give the area in square metres, not "a small bedroom". For flooring, add the perimeter length for beading or skirting. For painting, say how many walls, whether ceilings are included, and how many doors and frames.

Say what is there now

• Flooring: what is coming up, what is underneath, and whether the floor is level. Lifting and disposing of old carpet or tiles is a real cost.
• Painting: current colour, condition, and whether there is wallpaper, damp staining or cracked plaster. Going light over dark means an extra coat.
• Access: stairs only, parking restrictions, and whether you will be living there during the work.

Materials: decide before you ask

Supply and fit gives you one point of responsibility and usually a trade discount. Fit only puts the shortfall risk on you: order 10 per cent extra flooring for cuts, and buy the paint in one batch so the colour matches.

What to expect on price and time

Most single rooms are a one to three day job. Preparation is the majority of the labour in decorating and the majority of the risk in flooring. A quote with no preparation line is not a quote, it is a hope.
